Property Holdings benefit from our experience
Arcus were appointed by Property Holdings to Project Manage the rationalisation of their Benefits Agency Estate in Barnsley.
John Rideal House was only partially occupied by Benefits Agency. An Option Appraisal was prepared by Arcus to determine the most cost effective means of rationalisation.
Based on the appraisal it was decided to refurbish John Rideal House and move all Benefits Agency departments into the building. Careful planning was required to minimise disruption, as the Building would be occupied throughout the operation.
The first phase involved the strip-out of the ground floor, to enable the creation of a new caller facility for the public. Air conditioning and closed circuit television systems were installed. The first floor was refurbished to provide ancillary accommodation. Externally the roof was recovered and upgraded, and deteriorated surfaces of the concrete frame were repaired.
The next phase involved systematic refurbishment and occupation of the upper floors. The building was over clad to protect the repaired concrete frame and provide a significant improvement to thermal and solar performance, giving the building a new lease of life.
The complete renewal of the building services, with emphasis on energy efficiency included the design of lighting to cater for the high usage of visual display units (VDU).
Through attention to detail and strict planning, we were able to achieve dramatic results without interrupting the Agency's service.
