Bringing a 60s building into the 21st Century
Alexandra House presented quite a challenge for Arcus.
The project was to transform the Employment Tribunals Service's old eight storey brickwork clad concrete framed building, into modern offices with comfortable accommodation.
Initial surveys revealed a multitude of problems: low ceilings that were not ideal for installing modern day services, structural movement to the frame, poor floor loading qualities, inadequate restraint to panels requiring brickwork bay strengthening works to all floors, and the extensive use of asbestos based materials.
As the building was located within a Conservation Area, any proposals would require close consultation with the Planning Department.
Once all the plans were in place and a time-critical schedule agreed, we managed a £100,000 temporary relocation scheme.
Over the duration of the project Arcus provided architectural, building services engineering, structural engineering, quantity surveying, planning supervisor and contractor administrator services.
The result was a completion on time, on budget and to the satisfaction of the client.
- Complete removal of existing internal partitions, ceiling and floor finishes and services.
- Double glazed powder coated aluminium windows fitted with energy efficient glazing.
- Air handling installation requiring extensive structural opening works throughout the building.
- Air cooling works to selected areas with rooftop condensers mounted on structural plinths.
- High acoustic quality partitioning and door installation.
- Fire alarm and emergency lighting installation.
- Power, voice and data installation including distribution boards, switchgear and patch panels.
- Heating distribution system and radiators.
- Visual Display Unit (VDU) compatible lighting.
- Provision of disabled WCs and a shower room.
- Kitchen installations.
- New floor, wall and ceiling finishes throughout.
