Simple solutions for complex problems
Arcus was one of the first companies in the UK to refurbish and upgrade an entire estate following a transfer of ownership. Not only was this ambitious £12M project completed on budget, but also 6 months ahead of schedule.
There were 642 houses and bungalows on the estate dating from the early 1960's, constructed from traditional brick or No Fines concrete. The development programme was managed by the 'Limehurst Village Trust' - a consortium of residents, the Local Authority and the Portico and West Pennine Housing Associations.
Arcus was engaged by the Trust to help with the preparation of a development programme and manage its implementation.
A wide range of solutions were required to eradicate the housing problems, plus delicate liaison skills to satisfy the needs of all parties concerned.
After an initial survey, we demonstrated our vision with two show houses and an estate office, which were opened by the then Housing Minister, Hilary Armstrong.
A further period of consultation followed, while final designs were completed, tenders submitted and environmental issues addressed. Following approval, Arcus managed an 18 month project which involved:
- Redesigning, remodelling and renewing bathrooms and kitchens
- Installing or upgrading heating systems
- Building extensions to provide larger kitchens
- Re-roofing, pointing and rendering walls. Installing double-glazed windows and doors. Fitting canopies over front entrances
- Fencing and paving to front and rear areas
Throughout the project, we worked with a network of Street Representatives to ensure minimal intrusion and disruption to the day-to-day lives of the residents.
